Integrated Design for a Mixed-Use Development

Scott Street Development

An interdisciplinary approach to the design of a multi-acre site in Missoula, Montana.

Currently in Schematic Design, this 9-acre development features dedicated community land trust homes, mixed-use retail buildings, and market-rate apartments. The developer’s vision for the project is to provide high-quality, affordable and market-rate housing, offer amenity spaces desired by the surrounding neighborhood, and create an attractive, welcoming, and inclusive mixed-use development.

Our interdisciplinary approach helps us shine in our roles leading architecture for the anchor White Pine Mixed-Use building, landscape architecture for the site, and interior design for the market-rate apartments. The design of this project is the result of close collaboration between our design team, the nonprofit master developer Ravara, development partners, and the north Missoula community.

The architecture design and integration with the site draws inspiration from the rugged and determined spirit of the region and its people. The orientation of the building massing is influenced by the macro context of “Mountains to River” relationships — Big Sky County to the Clark River — that form a strong North-South connection.

The massing of the parallel bars in the architecture is a response to the finer urban fabric of the single-family residential neighborhoods to the east, and the pedestrian/residential oriented scale to the west. The architectural forms are designed to evocatively respond to the local vernacular of rural barns, with a play on post-industrial and deconstructed forms.

We also seek to celebrate porosity in design by connecting the architecture to nature with storefront shops featuring multi-scale outdoor gathering spaces inviting the existing neighbors in, local materials (regional mass timber, exposed fasteners, and tensioned tie trusses), and to reframe the community experience by showcasing the landscape as the first thing that greets people.

We endeavor to convey the critical importance of architecture and site as “one” — that they cannot exist without one another in the overall experience.
